Should I Replace My A/C and Furnace at the Same Time?
This is a big decision, so we won’t be hot-and-cold about it.
Should you replace your A/C and furnace at the same time? If you find yourself asking this question, something probably just happened. Maybe your furnace quit during a cold snap. Or your A/C died in a heat wave, and there is a technician in your driveway right now. Or you bought a house and inherited equipment older than your kids. Or someone mentioned replacing both units, and you’re not sure whether that was good advice or a sales pitch.
We get it. An HVAC system replacement is one of the biggest investments you will make in your home, and you shouldn’t have to be an HVAC expert to make a smart call. Here is how we think about it.
Why Questions About Replacing the A/C and the Furnace at the Same Time Come Up in the First Place
Most homeowners don’t wake up wondering about their heating and cooling system. The question usually comes up because of a problem, like:
- One unit failed.
You’re already committed to spending money, so it’s fair to ask whether handling both now saves a second disruption later. - Both units are aging.
Rooms that never quite match in temperature, utility bills creeping up, and repair visits arriving closer together each year. - You just bought the house,
and the inspection flagged the age of the equipment. - Someone suggested it,
and you want a second opinion before you sign anything.
None of these scenarios automatically mean you should replace both at once, but they’re all valid reasons to consider your options.
What is a “Matched” HVAC System?
Your furnace and air conditioner are less independent than they look.
In a typical Twin Cities home with a gas furnace and central air, the furnace cabinet holds the blower that moves air through your ducts in both seasons. The evaporator coil for your A/C usually sits directly on top of that furnace. The two share your ductwork and thermostat.
Because of that shared hardware, manufacturers test specific pairings of outdoor units and indoor coils together rather than rating each piece on its own. AHRI, the industry certification body, verifies those combinations. AHRI says split systems need to be properly matched to reach the efficiency and lifespan you expect, and improper matching significantly compromises both. ENERGY STAR takes the same position, requiring split systems to be matched with the right coil components to qualify at all.
You might hear about one or more efficiency ratings when considering replacing these systems. The two ratings likely to come up measure different things:
- SEER2 rates cooling efficiency across a full cooling season.
- AFUE rates heating. The Department of Energy defines it as the ratio of a furnace’s annual heat output to the fuel energy it consumes, so a 90% AFUE furnace turns 90% of its fuel into heat for your home and loses the rest up the chimney.
Separate numbers, separate seasons. But because the furnace blower is what pushes air across the A/C coil, the two pieces of equipment affect each other’s real-world performance.
What About the New Refrigerant Changes?
You may have heard that R-410A refrigerant is being phased out. What does that mean? Under the EPA’s Technology Transitions Program, manufacturers stopped producing and importing new residential systems built around R-410A as of January 1, 2025. New equipment uses lower global warming potential refrigerants instead, most commonly R-454B.
That does not mean you have to replace working equipment. The EPA is explicit that the rule looks forward only and does not limit the use of any product or system already installed. You can keep running your current A/C, and you can keep repairing it, including replacing a major component such as a compressor or condensing unit. The EPA does note that R-410A and its parts may get harder to find as supplies wind down.
One important detail: Under the EPA’s definitions, replacing the outdoor condensing unit and the indoor coil together counts as installing a new system, while replacing just one counts as a repair. That is part of why your contractor may describe the two jobs in different terms.
These rules have shifted more than once, most recently in May 2026. To be sure of the current requirement, ask your technician what refrigerant a given system uses and what parts availability looks like for the equipment you own.
When it Makes Sense to Replace Your A/C and Furnace Together
We generally lean toward replacing both when several of these are true at once:
- Old Age
Both units are 12 to 15 years old or older. - Poor Condition
One unit is failing, and the other is already past a decade old. - Efficiency Drops
Efficiency ratings sit well below what current equipment delivers, and your utility bills show it. - Warranty Expiration
The warranty on one has expired, and the other is close behind. - Performance Issues
You want a single matched, warrantied system with predictable long-term performance. - Labor Costs
A real share of any installation cost is getting a crew to your home and working in that space. When both units go in during one visit, that labor is often discounted against two separate projects.
When it Makes Sense to Replace Just One
Plenty of homes do not need a full replacement, and we’re going to be honest about it. Scenarios where it makes sense to only replace one of the units might include:
- Age
One unit is significantly newer, with years of manufacturer warranty left. - Condition
The newer unit has a solid maintenance history and runs efficiently. - Budget constraints
A replacement you can comfortably afford beats one that stretches you thin. - Sizing
The failed unit was originally undersized or oversized for your home, so it needs replacing for fit, not for pairing.
